Permit turnaround times

If you’re calculating how long your construction project will take, you must consider the time it takes from when your building permits were submitted to when they’re approved. Miliptas’ building department publishes their estimated turnaround times from submittal to approval for the following project types:

• New custom home: 30 days 
• Demolition or grading: 20 days
• Site improvements (ie foundations): 25 days
• Additions and ADUs: 20 days
• Miscellaneous construction projects: up to 15 days.

Note that permits are usually submitted at the same time and not one after another. So the maximum time you can expect to wait is 30 days. In the case that your plans might need to be revised, the maximum time you can wait for a rereview is 25 days. 

If these wait times are too long for you, Milpitas’ building department does offer an expedited review process for a fee. The exact fees depend on the type of plans being reviewed. Your project manager should be able to tell you how much these fees will add up to. 

Projects qualified for express permit review

Renovation projects that fall outside the scope mentioned below don’t qualify for the express permit review.

• Addition / remodel less than 600 sq ft with structural changes
• Garage conversions that don’t require structural changes
• Detached ADU, accessory structures, or patio covers less than 600 sq ft on the ground floor

Clean energy incentives &  programs

In an effort to use more renewable resources in residential homes, the Silicon Valley Clean Energy program is offering financing and discounts to homeowners in Milpitas to switch from gas reliant appliances to electric appliances. 

You can get a rebate of upto $2,000 for a new electric water heater, $1,250 rebate for solar and home battery related costs, discounts on electric HVAC systems, dryers, and kitchen cooktops. To learn more about the Silicon Valley Clean Energy program, visit their website.

Getting bids for your home renovation project

Each general contractor that services Milpitas residents will have a different price for a project. The choice on who is best for your project comes down to how well you get along with your project manager and the proven quality of their work. 

Just because someone has an impressive portfolio of projects shouldn’t be justification to overlook their bad attitude.
